Carry Back Deposit – Lease to Own?
Myself and my wife have recently returned to rainy England having lived in California for a number of years. Neither of us have any credit history, and with the credit crunch the chance of getting a mortgage is slim, at least for the next few years.
In the US this is not a problem, as they offer a range of varied finance solutions. The first is called "carry back" where the seller of a property drops the price, by perhaps 20%, this is then used as a deposit and is paid back to the owner over a period of time.
The second is lease to own, where the seller agrees to rent the property to the buyer for a fixed period of time, usually no more than three years,.At the end of the agreed time period the rent is used as a deposit for the purchase of the property.
Are either of these arrangements legal in the UK, and if so where can I find out more?
Freehold – Leasehold Question?
Im looking to buy a guest house in the SW of England, problem is, there is only 2yrs left on a 5yr lease, which is renewed every 5 yrs. Freeholder will not extend the lease, lending Co’s wont lend the finance because the lease is to short, therefore, we cant get the mortgage for the property. Also, other prospective buyers have had the same response from there mortgage Co’s. I have contacted the sellers solicitor, who cant see any problems with the lease as it is, but other solicitors, finance advisors, accountants and mortgage consultants all say the same "lease is too short, nobody will lend the money" This to me sounds like some sort of scam, as everybody involved with the sale of the property says that there is nothing wrong with the short lease, but everybody not directly involved that are acting on behalf of me, say it is a major problem for anybody to buy. Can anybody help ? I can give further information if required. Thank you all.
Thank you pinoyscrewer / gsschulte /Stygian.
I have now pulled out of trying to buy the property, on the advise of my solicitor, he is as confused as me as to why the present owner is in the position she is, unable to sell due to her freeholder. However ive posted the question to see if anybody can come up with the answer and what could be done. Could it be a legal matter ? Could it be challanged in a court of law ? There are other factors which lead me to belive that something isnt quite right with how it is being dealt with. I would just like to get more information and am hoping that somebody has been in a similar situation.
If I’m selling my house in France to pay debts in Eng will I still pay tax?
Just a thought… if we sell our house in France – which we own outright – to pay off debts in England (which were used to finance the house in the first place and is basically crippling us), will we still have to pay tax on the whole amount? If so, why? Because if we do have to pay tax when we owe so much money isn’t that a little imorral of both the French and English governments. Surely it is in the best interest to everyone that we pay off debts first. I could understand that we might have to pay some tax on any money left over – if any!! It just seems double dutch that you work your butt off to earn money – which is taxed – then use that money – which as already been taxed – to pay off loans or finance a property and then when you sell have to give the money back to the government again – why?!! It’s my hard earned money and if I’m in debt then obviously I need to pay my debts off first… any advice welcome!

Does my friend need help – if so how can I help her to get a life? Or should I not interfere?
I have a friend who is 62 years old. She was a professional in broadcasting until she retired early about seven years ago. She has never married and has never had a boyfriend or girlfriend (“partner”) of any sort – she does have quite a few platonic friends like me but she has always lived alone.
Through shrewd management of her finances my friend now has property and other assets worth well in excess of a million pounds as well as a good pension. She owns two apartments in a high value area of England and lives in one and lets the other.
The lady is generous to others but unbelievably mean to herself. Her apartment is a complete mess with unopened boxes full of junk littering most of the rooms. Her furniture is mostly junk as well and she has never, ever bought any new things for her home. The furnishings and every electrical appliance are second hand – this in an apartment which she owns outright and which is worth some £550,000! What to do? Leave alone? Advice please!
Some really good answers – thanks. A number of you ask whether my friend is happy. She is not. She frets all the time about not making progress in cleaning up her flat (she has been there about 18 months but the boxes are still unpacked!). She can't offer to put up her friends comfortably as guests because she has three bedrooms but no proper guest bed. She won't pay someone to do decorating (etc.) so she thinks that she has to do it herself. Her other flat is unlet at the moment so she frets over the lost income (although she does not need the money!). She hasn't had a proper holiday for years because of her obsession with her property affairs. My friend refuses to listen to anybody including me. She doesn't argue, she just deflects questions by not addressing them. She knows her life is a mess but she won't do anything about it.
The suggestion that she may be suffering from an Obsessive Compulsive Disorder is interesting. What do otheres think? Is this case unique?

Where can i find a private investor / angel for our business start ?
Two qualified chartered accountants seeking to establish a financial services business serving the temporary recruitment industry, working from a base in the South West of England.
A business plan has been prepared including profitability and cash flow projections covering the next five years. The plan calls for total equity investment in the region of £125k generating returns greater than 100% by the end of the second year, in what remains a growing market. In addition, the business requires seed capital or back to back finance secured by the debts of the portfolio. With the founder directors also injecting capital, we are actively seeking additional support to take the next step. Exit paths are well established for a business of this type e.g. listing or trade sale.
If you would like to know more about our business proposal, please do not hesitate to contact us via email. We would be delighted to tell you more about our plans and aspirations.
