Freehold – Leasehold Question?
Im looking to buy a guest house in the SW of England, problem is, there is only 2yrs left on a 5yr lease, which is renewed every 5 yrs. Freeholder will not extend the lease, lending Co’s wont lend the finance because the lease is to short, therefore, we cant get the mortgage for the property. Also, other prospective buyers have had the same response from there mortgage Co’s. I have contacted the sellers solicitor, who cant see any problems with the lease as it is, but other solicitors, finance advisors, accountants and mortgage consultants all say the same "lease is too short, nobody will lend the money" This to me sounds like some sort of scam, as everybody involved with the sale of the property says that there is nothing wrong with the short lease, but everybody not directly involved that are acting on behalf of me, say it is a major problem for anybody to buy. Can anybody help ? I can give further information if required. Thank you all.
Thank you pinoyscrewer / gsschulte /Stygian.
I have now pulled out of trying to buy the property, on the advise of my solicitor, he is as confused as me as to why the present owner is in the position she is, unable to sell due to her freeholder. However ive posted the question to see if anybody can come up with the answer and what could be done. Could it be a legal matter ? Could it be challanged in a court of law ? There are other factors which lead me to belive that something isnt quite right with how it is being dealt with. I would just like to get more information and am hoping that somebody has been in a similar situation.
Is there a semantic error in this sentence?
The chapter argues the need for a policy on the part of the international
community which distinguishes between countries which are in a state of solvency crisis, for whom it may be appropriate to engineer a debt write-down, and the appropriate solution in the case of liquidity crisis – where it is argued that the appropriate response will be the provision of finance, within the constraints available, supplemented, if need be, by lending, by capital flow standstills and by lending into arrears.
It is an extract from "IMF and its critics" co-authored by many people.
The sentence says "there is a need to distinguish between certain countries and a solution".
How is the above correct still?? How can the author permit himself of such disrespect of semantics?
Advice on car finance…?
I bought a vauxhall tigra last week using car finance.
Whilst sitting in the forecourt an employee of the car company drove into the car. There didnt appear to eb any damage to the car,so I drove home.
However, I have had a mechanic look over the car and there are several repairs that need to be carried out on the car, one or two appear to be the result of the employee hitting my car. I have phoned the car salesman regarding the repairs and he said that if I bring the car in "he will see what he can do". If he does not carry out the necessary repairs on the car, where do i stand with regards to telling them to take the car back and claiming back any money I have already paid? I have only had the car 7 days and am taking it to the garage tomorrow morning.
I would just like to know where I stand in regards to this. Any help would be appreciated.
I have contacted the garage to fix the repairs caused by the guy hitting it. There are a few other problems with he car tho, which are nothing to do with him hitting the car, such as a minor oil leak and a tyre which has tread which is borderline legal and no spare tyre.
I got a 30 day warranty with the car, but want to know if they refuse to repair the other repairs, am I within my rights to hand the car back, or not?
SA investment?
Of all the companies that pulled out of South Africa under apartheid because "morally" they could not support this wicked regime, how many of them have re-invested in South Africa post-apartheid?
Is it tnot that there is an institutionalised racism inherent in finance and business that WILL not invest in African countries with black governments.
Before people start parroting, what about Mugabe and what about Idi Amin bla, bla, bla, just remember that Britain propped those leaders up.
Does it not suit Euro-American interests that Africa remain oppressed and underdeveloped in order to keep the prices of the natural resources low and thus boost their profits on the stock exchanges and the futures markets?
What is the deal with mortgage rates advertised on Yahoo Finance or Bankrate?
It seems that when I call to inquire about these good deals (for example, really low rates with 0 points), I am always told something like, "Well, that deal is for something else." How does one get an accurate mortgage quote online from these sites? Or is it impossible to get an accurate quote without calling the companies directly?
Which insurance corporation will the first to open a New Body Policy to fund replacement parts as we grow old?
Would you subscsribe to a " New Me " Fund, for yourself or children, so you/they can be young, fit and healthly and live until 150 years or more. Which multinational finance corporation do you think will start the new trend, and when will it happen?
UK QUESTION – Can I get grants for home improvements and repairs?
Me and husband are homeowners and barring borrowing money we are unable to finance minor repairs and home improvements. We both work full time. Its very frustrating as our house looks like what used to be a "council house" inside and out and the local council houses (as the improvements and repairs cost the tenants little or nothing) look like the residents own them.
